CrossPointe Homes, Oct 2017 Report. CrossPointe has been built over a series of several stages. The later stages are now under construction. Along with the original homes, there is a nice community of condos and townhomes offering a variety of style. Included in the condos are strongly sought for ranch condos. The community offers a play area as well as a community pool and exercise room. The area has grown and now, close at hand is a great multiplex movie theatre, multiple styles of restaurants as well as a Kroger Marketplace and Walmart. The Batavia school system not only has a newer high school but just opened a new elementary school.
Over the last three months, July through September, there have been a total of 13 closings. 8 of the sales were new construction. Interestingly, the sale price to list price has shown a drop from where it had been. Ages range from new to 15 years old. The time on market is a respectable 88 days. That is more than the average for other areas of Clermont County, however, this also reflects the community be a slightly longer drive from 275.
Prices varied quite a bit due to some of the sales being condos. The lowest was $115,000 which was a condo. The highest was $241,174. However, the median sale price of $174,174 includes both condos and single family homes and is higher than the school district average. Home sellers also saw a great 97.21% of their asking price. In this market that will often include the seller paying for some of the buyer’s closing costs.
