Shayler Woods Homes – December 2017 Report has strong numbers and encouragement for the path of future sales.  The development includes ranch condos to large two story homes.  It includes several communities, Shayler Woods homes, Shayler Crossing and Woods of Shayler Creek.  It straddles both West Clermont Schools and Batavia Schools.  For homes in the West Clermont school system, the Bach Buxton entrance is across the street from the new high school.  The developments are close to everything Eastgate and Amelia have to offer.

This quarter’s report for all the community shows there have been 7 closings. The homes that sold were built between 1995 and 2005.  Home sizes range from 1700 to 2700 square feet.

The strongest statistic is the sale price to list price ratio.  For October through December sales, homes sold for an average of 99.13% of asking price!  That means sellers were basically getting the price they were asking for the home.  Keep in mind that often sellers may have paid some closing costs on the buyer’s behalf, regardless that is a very impressive percentage and shows how strongly sought after the community is.

Over the last 3 months, the average sale price came in at $227,357.  That is well above the average West Clermont sale price.
