This month’s Milford Home Sales Update is another award winner! There are new records in several categories.
The number of days it takes for a home has dropped to a new low for this calendar year. It is taking on average 23 days for a home to sell. That isn’t a tremendous drop, however, it continues on a very strong path which should make a home seller smile!
Of particular interest is the absorption rate, otherwise known as the indicator whether it is a buyer or seller market. With a number like 3.6, it is nice seller’s market. While not a strong one, there number shows that the selection of homes do not stay in circulation very long meaning buyers must be ready to act on a home that they like.
Another great indicator is the average sale price is also at its highest for the calendar year. At $228,951, it beat last month’s average sale price of $222,558. When that is mixed with the news that homes are selling for 98.33% of asking price, sellers should be smiling all the way to the bank.
