Loveland Home Sales
The Loveland home sales update for July presents a strengthen picture that is great for both home sellers and home buyers.
For home buyers, the inventory of available homes is the highest it has been for the entire calendar year. In January, there were only 81 available homes. That has grown to 130 available homes! While many markets are suffering from a dwindling inventory, Loveland’s has grown.
Often that would be a less than desirable signal for home sellers. An increase of inventory usually means more competition which can cause prices to drop and time on market to increase. The results are quite pleasing
The average sale price is at its highest of the year at $312,532. Compare to January’s average sale price of $288,664, this is great news for home sellers.
Combined with that is the average time on market is only 36 days, and the sale price to asking price is a very respectable 97.9%. That means homes are selling very quickly on average and sellers are seeing almost 98% of the price they are asking.
The absorption rate is a healthy 5.0. That indicates a balanced market, neither strongly favoring the seller or buyer.
