The Goshen home sales update for July 2017 continues on a solid, consistent pattern. The area of biggest change was to the good. The average days on market has dropped even further to 28 days! Basically, if a home is marketed and priced correctly, it is under contract before a month can pass. This is important to note if you have recently not been able to sell a home.
In a market moving as quickly as this one is, the buyer market is always communicating. If a home isn’t having a lot of showings shortly after going on the market and is an average home for the school district, buyers are making a strong statement. Either the marketing is leaving the feeling cold about what the home has to offer or they are not seeing that the price fits the location, condition or amenities. If not responded to, a home will quickly become “stale” on the market causing buyers new to the market to ask what is wrong with the home since no buyers seem to want it. Constant tracking and adjusting is required in this market.
