The Clermont Northeastern Home Sales for July, 2017 shows new high numbers for two categories and strong showings for all others.
Topping the list is the average sale price of $172,133. Not only is that an amazing jump from June, it is over 10% higher than January’s number of $155,166. While that is making sellers whistle their way to the bank, it will bear watch. Large jumps in value often indicate a big probability of a pending “adjustment” where the price drops quickly.
Also setting a record for the year are the days on market. It has been as high as an average of 50 days on the market for a home to sell. Last month it fell to 37 days.
If homes listed under $165,000 are not getting serious interest within a couple weeks of going on the market, buyers are sending a message. First check the marketing to make sure that it is being seen by buyers and also that the marketing is presenting a desirable message about the home. Second, check the price against what has actually closed. Too often homes are listed primarily looking at homes that are active, i.e. have failed to sell so far. A home seller must understand what buyers have actually been will to pay for a home, not what a seller is hoping to get.
