Goshen home sales for the year of 2017 was strong. Several numbers moved up while one interesting number did not.
One of the big movers was the average days on the market. The year started at 34 days and slimmed down at the end of the year to 19. For not being one of the larger school districts, this is rather impressive. No other school district in the county got that low. This speaks well to the affordability of homes for the districtrict’s residents.
The absorption rate, or how long it would take to sell the current inventory of homes also fell to 2.4. At one point in the year it had been as high as 5.82. This shows a stronger seller’s market. The average sale price helps to balance the low absorption rate.
Other school districts saw year end jumps in value as much as 15%, however, Goshen saw a 2.5% increase in the average sale price. By itself, that would be a concern, however all the other year end numbers point to a strong, healthy market.
The sale price to list price stayed close to a very respectful 98%. That means home sellers saw a sale price within approximately 2% of asking price!
