Batavia Home Sales this month show a mild adjustment in most categories and strong uptick in a couple of others. The average list and sales price have moderated a bit while the absorption rate and time on market have strengthened.
Moderating, the average sale price has dropped a bit. This month it stands at $198,815 in contrast to last month’s $219,622. Last month we expressed a concern over the jump in average sale price due to the concern that too rapid of an increase in prices can signal that a sudden drop looms over the horizon.
Both the absorption rate at 2.5 and the sale price to list price ratio of 97.88% continue to show a healthy and strong housing market. Home sellers are seeing almost all of the price they are asking for a home. The absorption rate is a marked improvement over last month’s 3.4. The lower the number the more of a seller’s market it is.
Among the county school districts, comparatively, Batavia’s 55 days on market is a bit long. At the same time, this is the lowest it has been for the school district for the entire calendar year. This is a good overall indicator.
What is anticipated over the next couple of months is a slight softening of days on market and the absorption rate. This typical for this time of year with school back in session and the holidays looming around the corner.
