The time on market is longer than holds for the general market but is also reflects that Legendary Run homes are not just average homes.  Time on the market was for this report improved from the previous report’s 78 days, to 58 days!  

A surprise in this report is that of the 8 sold homes, half were patio homes!  Three of those were Fischer built and that other was a Great Traditions home.  Mostly, patio homes tend to sell for less than standard single family homes, however, the prices have been going up on patio homes.  In an eleven year period, the home on Ballymore increased by about $30,000!  The last report had only one patio home causing a higher average sale price. Even with half of the sales being patio homes, the average sale price ended up at $371,750.  Home sellers also saw a great 96.25% of their asking price.  In this market that will often include the seller paying for some of the buyer’s closing costs.

The community is built around an impressive and large golf course, the development offers estate homes, two styles of patio homes as well as family oriented homes.   The community offers walking trails as well as a community pool.  The area has grown and now, close at hand is a great multiplex movie theater, multiple styles of restaurants as well as a Kroger Marketplace.  It is very conveniently located to I-275 but is in an isolated area so there isn’t a lot of traffic or noise.
