This month’s Milford Home Sales is yet another award winner! It tied for first in one category and came in a close second in another.
The category where Milford tied with another Clermont County school district for the strongest number is known as the absorption rate. That is the indication which looks at the total number of sales and determines how long it would take to sell the available homes. When the number is below 5, it is a seller’s market and the strength of the seller’s market is determined by how far below 5 the number is. Milford’s 3.2 which is a mild to moderate seller’s market.
Milford is also enjoying its shortest time on market of the calendar year. The average time a home is taking to be under contract is only 23 days! Throughout the calendar year, time on market has been low for the school district.
When those numbers are combined with the year high average sale price of $242,944, beating last month’s $228,951, and the sale price to list price being at another high for the year of 98.42%, it paints a rather strong picture. Setting higher numbers for the year is shared with other Clermont County school districts. It does raise a little bit of the caution that the price jumped as much as it did. When prices jump too fast, it sometimes can signal a “market adjustment” is on the horizon. Right now, it appears that is not something to be overly concerned about unless prices continue to jump.
