The Goshen home sales update for June 2017 continues on a solid, consistent pattern. The absorption rate, the number that indicates whether it is a buyer or seller’s market, is sitting in pretty much a balanced market position at 4.54 months of inventory. That means buyers are in some competition with other buyers while sellers are seeing their homes sold if they are being marketed correctly.
Last month we were going to watch how the number of sales faired. The number has dropped from the first of the year which is opposite of what other local school districts are experiencing. While it hasn’t increased to the numbers from previous months, it continues to hold its own. We’ll continue watching in the months to come.
Goshen has the second lowest days on market in contrast to the other Clermont County school districts. 29 days is an EXTREMELY short market time. Basically, if the home is marketed as it should be, while paying attention to condition and pricing, a home seller should have moving plans BEFORE the home is put on the market.
