The Bethel Tate home sales update for May 2017 has a bit of a mixed review. The number of available active listings has increase from previous months, but the best increased have been in the number of pending, solds and average prices.
The number of homes currently under contract jumped to 22 and the number of solds increased to 63. That indicates a growing amount of hunger from potential buyers. That trend should continue in part to the increase of homes coming on the market the last month.
Also of note is the increased sale price. That jumped an impressive $11,000! That not only means that homes are selling at a good pace, but buyers are finding the good deals are quickly moving off the market and are paying top dollar for them.
The one item which will bear continue monitoring is the absorption rate. When taking the average of how many homes are selling each month and divide that into the current inventory, that shows how long it would take for all homes on the market to sell if no more were listed. This past month, that number rose to 4.38. That is a very light seller’s market and is a good number, however the number from April was 3.8. It is not expected that the number will continue to rise, but it would be wise to keep a close eye on it in case a trend develops.
