The Bethel Tate home sales update for April 2017 has the school district leading the market in having the lowest absorption rate in the area meaning, it is the strongest seller’s market among other Clermont school districts. Currently at 3.8 months of inventory, that means there is a shortage on available homes for the demand from buyers. A lot of that is due to the drop in the number of available listings. Since February, there has been about a 37% drop in the total number of available homes. It will be interesting to see how this impacts the sale price to listing price ratio next month.
Usually, when the amount of available homes drops, there is an increase of the sale to listing ratio meaning, buyers are in more competition with other buyers, driving prices higher. If there is an influx of new listings, it could prevent that from happening.
