Batavia Home Sales Update once again has the strongest numbers of the year to report for two key categories. For 2017, July showed the highest average sale price. It is up another $1300 from last month and over $20,000 for the months prior to that! Having an increasing average sale price can be caused by an increase of higher priced homes like new homes, and/or it can simply be that the average home price continues on a healthy path.
The other record setter is the highest sale price to listing price ratio. It climbed to 97.86%. This means sellers are seeing very close to asking price for their homes. Buyers are seeing the value of homes in the district and are willing to pay the price for them.
Days on market continues to be very strong. While not the strongest in the county, homes are selling in about 2 months. If homes listed under $200,000 are not getting serious interest within a couple weeks of going on the market, buyers are sending a message. First check the marketing to make sure that it is being seen by buyers and also that the marketing is presenting a desirable message about the home. Second, check the price against what has actually closed. Too often homes are listed primarily looking at homes that are active, i.e. have failed to sell so far. A home seller must understand what buyers have actually been will to pay for a home, not what a seller is hoping to get.
