In tracking homes sales across the school districts in Clermont County, there is a tendency to compare the districts to each other. For Williamsburg, that would not paint a true picture of what is happening.
Williamsburg is obviously not as large of many of the other districts. There is more rural property and a very different demographic. The best thing to do is to simply compare Williamsburg’s numbers with itself, otherwise, it would seem that the Williamsburg school district is one of the last places someone would want to choose to live, which, isn’t close to being accurate.
Numbers wise, Williamsburg is doing great! Of the 33 closings tracked, homes sold for 100.12% of asking price! Nowhere else in Clermont County can boast that!
The days on market continues to be solid and the average sale price continues on an upward trend. Those are signs of a healthy housing market.
The one item of concern isn’t a red flag, but of a small trend over the last few months. The absorption rate, or sometimes call “months of inventory” is slowly climbing. It started out this year at 4.4 which indicates a mild seller’s market. It has crept up to 6 which is merely a sign of a balanced market where both sellers and buyers walk away from a closing with a smile on their faces. This is simply something we’ll continue to watch, but with the other indicators being strong, isn’t something we are overtly concerned about.
