New Richmond Homes For Sale
Impressive! That is the word I would use to describe the trend in this month’s New Richmond Home Sales Update. Did you realize the average sale price in the school district is $229,393?! That ranks second only to Loveland for other Clermont school district sales!
My first thought was this was being driven by new construction. On further research, new construction had no influence on that number! Instead, in Monroe Township there are many homes on acreage that are pulling attention by people wanting more space. It isn’t limited to new homes, neither. One home was 196 years old and was on 41 acres, Click Here to see it! Another example will be a home coming on the market soon that is a custom built 4 bedroom on 10 acres with fencing, barn and outbuildings that will be in the low $600’s.
Of the largest concern is the absorption rate which determines if it is a sellers or buyer’s market. It has crept up to 7.3 which is a moderate buyer’s market. We will continue to watch both the sale price to asking price ratio as well as the days on market. Right now both of those are strong, however, if they start falling, it could be the signal for home sellers to become more aggressive on their pricing and marketing strategies.
