The Loveland home sales update for September continues a pattern of continued strong indicators for the market. 

The number of sales has gone up again!  It is at the highest point for the year at 258, up from last month’s 253.  Part of what is driving this are the interest rates.  Much to everyone’s surprise, instead of going up, they actually dropped leaving buyers with more buying power.  

Last month we report how the average sale price had increased to $335,341.  Again, likely due to the lower interest rates, the average sale price crept a bit higher to $335,907.  That is supported by a low absorption rate of 3.8.  That number indicates a moderate seller’s market.  When combined with a higher demand and the interest rate, that can easily explain the continued higher sale prices.  That is also a very welcomed indicator when looking toward 2018.
