The Goshen home sales update for May 2017 reflects a trend being shared by home sales in several other Clermont school districts. The absorption rate, the number that indicates whether it is a buyer or seller’s market, is rising. Goshen’s number is much closer to being a balanced market than the seller’s market which it was earlier in the year. For Goshen, this is being fed by a slow down in the number of home sales. As reflected in the grid below, the number of sales has been tapering off a bit. Again, it isn’t something to panic about, however, it will need to be closely monitored over the next couple months.
Worst case scenario is the rate starts sliding into a buyer’s market. That would mean home sellers would have to be more aggressive on their pricing and paying closer attention to the condition of their home. For now, a home that is well priced and in good condition should be selling within a couple of months.
