The Bethel Tate home sales for September, 2017 continues to show improvement.
The average sale price moderated a bit to $145,831 from last months’s $151,944. With the jump noted in last month’s report, this is a healthy move. Continued spikes in prices is often an indicator of a sharp market adjustment downward looming in the not too distant future. While closer to the numbers in the July report, overall it continues an upward trend for the calendar year and bodes well for planning in 2018.
A great indicator of a healthy housing market is the sale to listing price ratio. This month it is 97.56%. That is the strongest number this year. It isn’t a large jump, however it reinforces the other indicators that the market continues to strengthen. A tremendous help has been the interest rate that actually dropped instead of the anticipated hike. The days on the market, it takes for a home to sell, has hit a new low for the calendar year. Previously it was at 41 days. It is now 31. This indicates that there are buyers actively looking for homes in the school district and as they hit the market they are jumping at them.
