The Bethel Tate home sales for August, 2017 has a theme song… Movin On Up!
Once again, the average sale price climbed to $151,944! Compared to January of this year, that is an increase of over $29,000! That can be influenced by different items, but is overall an indicator of a healthy market. It is a continuation of a trend that has continued so far this year.
The concern is that this is the second month of leapfrog sale prices. While it is great to see, the old rule of nature, “For every action there is an equal and opposite reaction” is something to keep in mind. Home sellers are excited to see that and buyers often react in panic to those numbers causing them to try to grab home before the price jumps even more. Bottom line, it usually isn’t good for that to continue for long because the market will adjust and the greater the growth, the greater the adjustment.
Another record for the year number days on the market it takes for a home to sell. That is now down to 41 in contrast to last month’s 50. That is a great trend. Of note, the district is catching up with other districts in Clermont County. A little better than half of the school districts being tracked are at 30 days and as low as 22 days. At one point, Bethel Tate was at 66.
The other great news are the number of sales. From July to August that number jumped from from 74 to 91. That is the total number of sales covering the last 6 months meaning there were a lot of extra sales in August. Also, sellers are getting more of their asking price than at any previous time of the year! Priced right, marketed right and in good condition, homes are now getting 96.99% of their asking price!
