Batavia Home Sales this month are a mixed bag. While average sale price and absorption rate have improved, other categories have either slackened or stayed weak.
On the good side, the average sale price has once again jumped. This month it lept to $219,622 in contrast to last month’s $197,532. To an extent, part of the impact were new home sales by Fischer Homes in Forest Glen and Glenwood Trails. This will bear watching in the months ahead to see if this trend continues.
Both the absorption rate at 3.4 and the sale price to list price ratio of 97.89% continue to show a healthy and strong housing market. Home sellers are seeing almost all of the price they are asking for a home. However, often hidden from the available statistics is how much sellers are contributing to the buyer’s closing costs. This is still a common occurrence in this market. The good point is that homes are seeing much more of their asking price than just a couple years ago.
Days on market continues continue to be a weak point in contrast to other neighboring school districts. Even with that being the case at 62 days, that is still great when compared to what the market had been. Throughout this calendar year, this number has remained very consistent.
It will be interesting to review next months numbers. Active, pending and closed homes are all down in August. In part, that could be seasonal, however, other neighboring districts have not seen as much of a drop.
