Numbers have remained fairly consistent over the last couple of months with a few areas that well bear watching for the next few months. Batavia homes sales have been on the good side reflected in the increase of the number of homes under contract, i.e. pending. In part that is due to the time of year and the increase of activity in the market.
Of concern are a couple of areas. First is the increase of the average time a home is on the market. It increased 15 days in one month’s time. The second is the absorption rate which indicates if it is a buyer or seller’s market. That has crept up to 4.7 months of inventory. The number is still very good, showing a close to balanced market, but it has been slowly rising since the beginning of the year when it was at 2.9 months of inventory. Please see the chart below.
