The Clermont Northeastern Home Sales for September, 2017 is impressive. For the district, there are several high water marks that are great news for home sellers and buyers.
I am frequently asked about sale prices when it comes to the market. CNE just posted the highest average sale price of the calendar year at $172,446! It is not a spike, which is great news because it reflects a steady growth in a market with good stability. This is a hopeful sign for what the market should be like in 2018 and shows steady growth from last month’s report.
The average days on market has also hit a new record, this being a lower number. At 31 days on the market, home owners need to have plans to move before listing their home. This shows there are active buyers on the market and are jumping at well priced homes when they become available.
Two other numbers of note are the number of sales and the sale to listing price percentage. Setting another record for the calendar year, there were 76 closings over the last 6 months at a sale to listing percentage of 97.94%. The higher number of sales weren’t brought about because home owners were discounting their prices, rather it was the demand for homes in the school district. Basically, home sellers asking $100,000 for their homes received $98,000.
