New Richmond Home Sales Update

This month’s New Richmond Home Sales Update could be subtitle, “The Best Yet.”  There are multiple categories where homes sales have been the best they’ve been all year.

The number of sold homes continues on an upward trend.  At 96 closed transactions, it is at its highest of the year.  The demand for housing continues to be high.

At 97.17%, the sale price to asking price also continues teh climb.  That is often and indication that buyers find themselves in competition for homes.  Remember about 8 years ago when buyer’s initial offer would be about 20% below the asking price?  That has dramatically changed.

Also, both the absorption rate and days on market continue to drop.  Currently they are 5.81 months of inventory which shows a healthy, balanced market, and 49 days the average home is staying on the market before it sells.  They are both solid signs of a solid market where both sellers and buyers are walking away happy.
