Goshen home sales for September 2017 shows a continued healthy market that is great news for home sellers and buyers!  There are four areas to note in contrast to last month’s report.   

The average sale price has moderated slightly downward from the June and July high water marks.  Too fast of an increase in sale prices isn’t good for a market.  It could be compared to the dot com crash that occurred years back when the value of doing online stores that had no physical presence to support them skyrocketed only to crash, costing many investors to lose everything.  Over inflation of prices usually results in a rapid deflation in prices

The sale price to list price is amazing.  This month’s number is a new high for the year at 98.84%.   Sellers are seeing almost $99 for every $100 they ask for their homes.  That, combined with the average days on market of only 22 days shows there are frustrated buyers on the market.  They are actively looking for a home and are competing with other buyers when a well priced home becomes available.

The other number of great interest is the absorption rate.  It currently stands at the lowest it has been for 2017 at 2.7.  That is an indicator of a decent seller’s market.
