The Bethel Tate home sales for the year of 2017 showed steady improvement with some great gains.  There are three statistics which demonstrate this.

The first is Days On Market (DOM).  The years started out with an average 52 days a home was on the market before going under contract.   It ended with 28 days.  That represented the shortest amount of DOM for the year. September had been at 31 days.

The second is the Absorption Rate.  This measures the amount of inventory against the rate of sales.  The smaller the number, the stronger of a seller’s market, with 5 and 6 being considered a balanced market.  The initial number was 4.6 which was the highest number for the year.  The majority of the year was below 4 with the final number being 3.9. That indicates the that sellers are more in control than they have been since the market had a buyer side swing starting in 2008.

The third and most impressive statistic is the average sale price.  The years started at $122,690 and increased greatly by about 20% to $152,854.  That is a VERY high percentage of an increase. A higher than normal number of closing from August through November may have contributed to that due to the number of active listing not having significantly changed. 

Looking at 2018, indicators point toward a continued strengthening of the market.  With the number of listing remaining constant and demand still being strong the trend toward short market times and rising prices will likely continue.
