Batavia School District

Batavia continues to be a sought after school district for home sales.  The Batavia home sales update for April Batavia Home Sales Updatehowever shows a slowing trend that will need to be watched for the next couple of months.  While some of this is seasonal, the average market time for homes is the longest for the area with 68 days for sold homes and 70 days on market for both pending and active homes.  The absorption rate has also been increasing reflecting a lower number of sales while the number of new listings remains constant.

In the realm of opinion, this slowing trend could be in part influenced by West Clermont’s opening of the large, new West Clermont High School.  At one point I had home owners in West Clermont calling asking for help in moving them to the Batavia school district.  Those calls have stopped and West Clermont’s numbers home sales have become the highest in the county.

Two key items to watch as we go forward will be the sale to list price ratio, which is now a great 96.99% and the average sale price.  If these also start to decrease, home sellers will need to be more aggressive with their home’s asking price.
